Explaining types of Egress windows

There are certain characteristics that a window must possess for it to qualify as an egress window.  The specific criteria required for an egress window make exiting in an emergency safe and easy.  Minimum width, height, and net clear opening standards are set by the International Residential Code (IRC).  The IRC also sets the maximum distance the window sill can be from the floor.  Windows conforming to this code must be installed in all rooms used for sleeping whether in new construction or remodeled homes.  The code doesn’t limit a specific type as long as the necessary requirements are met.  Several types of windows are suitable for egress.

Double hung, single hung, casement, and sliding windows are the four common window types installed for egress in remodeled and new construction.

All these windows must possess an opening that is 20” wide, 24” high, and a net clearance of 5.7 square ft. Window dimensions will vary between types, to meet the requirements of egress.

Double Hung

Double hung windows are popular styles found in both new construction and older homes.  They consist of a top and bottom sash overlapping horizontally in the middle of the window.  The bottom sash opens upward.  Both top and bottom sashes function moving up or down.  Minimum dimensions to meet egress would be approximately 48” high by 34” wide.

Single Hung Windows

Single hung windows are identical to double hung except only the bottom sash functions opening upward.

Sliding Windows

Sliding windows contain two sections.  Each section is separate and slides side to side instead of up and down.  Very similar to a sliding patio door, a track contains the window and allows it to slide left or right.  Minimum dimensions to meet egress would be approximately 41” high by 40” wide

Casement Windows

Casement windows are similar in function as a door.  They swing open generally by a crank or lever or can be pushed open.  These windows are popular choice for a basement egress since the entire window opens and potentially allows for a smaller sized window and still meet code.  Minimum dimensions to meet egress would be approximately 41” high by 20” wide.

Egress Window Colors Available

Windows are offered in a variety of colors however, the most common colors are white, tan or almond, stained or painted wood.

Ultimately, there are numerous options available for an egress window installation. Make sure whichever window you decide to go with has a minimum net clear opening of 5.7sq’ or 8 percent of the total floor space. Other considerations for determining the window that’s right for you is that it will provide plenty of window area for light and ventilation

Sleeping rooms must have at least one exterior door or an egress window that can be opened. Egress windowsills must be 44 inches or less above the finished floor. The window must have a minimum clear width of 20 inches, a minimum clear height of 22 inches, and a minimum clear opening of 5.7 square feet, 8 percent or one-tenth of the room area.
Basement walls are load-bearing so make certain proper support is in place for the wall above the window.
